Operating under Level 4 – COVID FAQs

Once again the country has been called upon to come together to battle the latest round of the COVID-19 pandemic. As Real Estate is not an essential service there are restrictions in place on the valued face to face service the team at Ray White Hawke’s Bay pride ourselves on. Despite these restrictions however, we remain firing on all cylinders with our administration and sales teams on deck and ready to assist you with any advice or queries you may have.

Can I receive an appraisal?

Online appraisals can be completed and emailed to potential sellers. You will note that these virtual appraisals will clearly state that they were conducted online and without the ability to physically inspect the property due to COVID-19 Level restrictions – we will endeavour to update these after a physical inspection of the property as soon as the isolation restrictions are lifted. Contact your preferred agent or simply fill out the “Book a Free Appraisal” form on our home page and we’ll be in touch.

Can I list my property now?

We have the technology and support staff in place to be able to list your property during this Alert Level Period. All agency agreements, AML and marketing can be signed digitally and your listing agent can talk you through the process and advise the best way moving forward.

How will you market my home?

At this stage there are no buyer appointments or open homes but these can commence again at the lower Alert Levels.  All of our Digital Marketing tools are still working, better than ever, and we have a strong audience which we are able to capture effectively during this time. Your property will also be marketed as usual, on our websites Trademe Property, Homes.co.nz, One Roof and many more, buyers are spending more time on their computers during lockdowns so can be assured your property will be seen. On top of this, the Hawke’s Bay Property Guide is still considered an essential service and coming to print fortnightly.

Can I make an offer on a property?

Yes – sale and purchase agreements will continue to be available during this time and your agent will be able to accommodate a digital signature in the event you do not have a scanner or printer at home.
Your lawyer should also be available, working remotely.

How do I arrange finance?

Vendors and purchasers should talk to their bank or financial services provider in the first instance, most are mobilised and able to do business. If you haven’t yet arranged finance but were hoping to during this time, get in touch with Debbie Reed at Loan Market Hawke’s Bay for some advice on where to start. Debbie working remotely and has all the resources and support for you during this time.

How do I complete the Anti-Money Laundering paperwork?

Anti-Money Laundering (AML) and all other paperwork can be completed online via your salesperson.

What about satisfying conditions on a contract?

Conditional contracts can still be confirmed during this time; however should a condition not be able to be met due to the restrictions under the Alert Level 4 period (examples would be the inability to conduct a property inspection and building inspections), then the buyer and seller would need to consult their legal representatives and consider extending the condition until after the lockdown. The party’s lawyers will make appropriate amendments to the contract to facilitate this.

What about pre-settlement inspections?

These are unable to take place in person during level 4 lockdown. We’ll update you as the levels change.
